  • Title 24 is California State regulation that sets the standards and requirements for all elements of building and construction. The regulations are updated every 3 years with an emphasis on moving to a carbon neutral construction and consumption state. "Part 6" of Title 24 legally requires establishing a baseline of energy consumption for all remodels and net new construction of residential and commercial construction in the state.

    Residential Properties- Title 24 mandates either Prescriptive or Performance energy consumption modeling prior to being approved for a building permit. If you are planning to work with an architect to remodel or build a new home, Title 24 compliance is mandatory.

  • In order to meet legal criteria for Title 24, an "Engineer of Record" or sign off from a Professional Engineer is required. In short, this is a professional that will sign off on a baseline energy consumption model for a property based on a variety of factors (building type and size, construction materials and predicted utility consumption of the property.

  • California has just released the 2022 Title 24 revisions that go into effect on January 1st, 2023. The changes focus on updated requirements to reign in energy consumption. Given the variety and complexity of regulation, it's tough to tell what specifically will impact your project.
